How We Use Information

• Identify and contact property owners in connection with commercial and multi-family real estate advisory, acquisition, and asset management services in Massachusetts.
• Send direct mail to property owners of record inviting them to call or text us about selling their property.
• Respond to calls, texts, emails, voicemails, and other inquiries.
• Discuss a possible property sale or related services.
• Maintain records of inquiries, communications, and property-related activity.
• Operate, secure, and improve our business communications and website.
• Comply with applicable law and protect our legal rights.

Mobile Information and Text Messaging

Blaxton Capital LLC does not sell or share mobile phone numbers with third parties or affiliates for their marketing or promotional purposes.

We use mobile numbers to respond to text inquiries, communicate about a property inquiry, provide customer care, and administer opt-out requests. Message frequency varies, but message volume is low and conversational. Messages are sent only in reply to inbound texts. Message and data rates may apply.

Service Providers

We use the following service providers to process information on our behalf:

• Follow Up Boss CRM, to maintain customer and inquiry records.
• Twilio, to support voice and text communications.
• Google Workspace, to support business email and related business communications.
• Searchbug, to perform reverse phone lookup.

These service providers process information on our behalf and under our direction. They do not receive mobile phone numbers for their own marketing or promotional purposes.

How We Disclose Information

We may disclose information to service providers described above when needed for them to perform services for us. We may also disclose information when required by law, to protect rights or safety, or in connection with a legal claim or investigation.

We do not sell personal information. We do not share personal information for cross-context behavioral advertising.

Data Retention

We retain personal information, including communications, call recordings, voicemail recordings, property records, and reverse-phone-lookup information, for as long as reasonably necessary for the purposes described in this Policy, to maintain business records, comply with legal obligations, resolve disputes, and enforce agreements. We may delete or de-identify information when it is no longer needed, subject to applicable law.

Massachusetts and California Resident Rights

Massachusetts residents may contact us to request access to, correction of, or deletion of personal information we hold about them, subject to applicable law and verification of the request.

California residents may have rights under the California Consumer Privacy Act and the California Privacy Rights Act, including the right to request access to personal information, request deletion of personal information, request correction of inaccurate personal information, and opt out of the sale or sharing of personal information. Blaxton Capital LLC does not sell or share personal information as described above. We will verify requests as permitted by law before responding.

Our services are not directed to children. We do not knowingly collect personal information from children under 13. If you believe a child has provided us personal information, contact us at allen@blaxtoncapital.com so we can address the request.
